Woods completed the consenting and design for 26 terraced homes on a single superlot for Neil Group.
Scott Point, on the Hobsonville peninsula in Auckland, is a rapidly developing area with a focus on sustainable and community-oriented living. The Scott Point Plan Change facilitated the rezoning of land along Scott Road to Mixed Housing Suburban, accelerating residential development in the area.
Woods was commissioned by Neil Group to prepare a qualifying development resource consent application for 5 & 5A Scott Road. This superlot comprises 26 terrace homes with rear-loaded garages, arranged in duplexes and triplexes to provide architectural articulation and accommodate site level changes.
Our team provided planning, architectural, and urban design services for the project. To meet the 'Green Street' aspirations for Scott Road, all garages and car pads are rear-loaded from a T-shaped private lane, enhancing the street interface. The development offers a mix of housing types, from two-bedroom terraced homes to four-bedroom duplexes, each with generous private open spaces between the houses and garages/lanes. Mono-pitch roofs in various orientations were employed to create an engaging and varied streetscape.
The site's three street frontages, with only one providing vehicle access, necessitated innovative solutions to ensure functionality and aesthetic appeal.
The final development at 5 & 5A Scott Road comprises 26 terrace homes that contribute to the diverse housing options in Scott Point. The development followed the structure plan approved at plan variation stage, and met the client’s objective to provide a variety of unit sizes within smaller blocks, as well as an integrated landscape design.The project's design reflects a commitment to quality, sustainability, and community integration, aligning with the broader vision for Hobsonville's growth.
