This development involved design and build by Universal Homes, medium sized 24-lots residential development made out of 6 individual blocks, two-level terraced housing.
 
The underlying land was originally comprised in multiple Housing NZ properties. Kainga Ora re-developed the entire neighbourhood as part of the Northcote long term plan and provided the regenerated land to Universal Homes under their open-market regime for design and build development.

Woods Involvement 

Woods was appointed by Universal Homes at the start of 2019 to provide expert surveying services to support the resource consent phase, building construction phase, and the final land transfer survey. 

Challenges

There weren’t too many issues with the development other than the coordination with various external consultants and working alongside with the building team while undertaking the land transfer survey.

This project was completed in just over two years.
