This residential subdivision is a new community housing project at Puhinui Park to provide 300+ affordable dwellings. The development features a combination of primarily of between two and four bedroom household units in the form of two to three-storey terraced houses. There were also six super lots developed for future construction. This was planned as a mix of residential units and commercial.
Woods Involvement
Woods provided all Civil Engineering, and Survey services on the project with our Planning, Architectural and Urban Design teams also utilised.
As part of the project, Woods was appointed to carry out the Resource Consent preliminary design, the Engineering Plan Approval Detailed Design, and construction monitoring and observation. Woods also managed the Section 223 sign-off process. The accurate subdivision scheme plan and associated legal documents endorsed on the survey plan were all deemed correct. The Section 224(c) process also revealed that the completion of physical works on the site, utilities, and accessways, were fully up to specification.
The site was first identified by council development wing APDL (now Panukau) who owned the land at the time. Woods were involved from the very start, from initial feasibility through to construction completion. In 2015 project first Civil construction started in late 2018, a new neighbourhood of up to 250 homes has been built to-date. Woods surveyors managed all land transfer surveys for this multiple staged development, as well as building setout and compliance thereof.

The houses have been completed and delivered on time. The client positively commended Woods’ collective expertise and programming, and the team's flexibility and ability to accommodate changes in requirements. This approach minimised the impact of any potential delays.
